Advance Rent, Security Deposit & Property Dealer Commission: A Renter’s Guide
What renters in Pakistan should clarify about token money, advance rent, security deposits and dealer commission.
Separate each payment
Token money, advance rent, security deposit and dealer commission are different payments. Before handing over money, know what each amount is for, whether it is refundable, who is receiving it and what happens if the deal does not proceed.
Get receipts
Ask for a written receipt showing the property, amount, date, purpose of payment and recipient. For electronic payments, keep the transfer record as well, but do not assume a bank transfer by itself explains the terms of the payment.
Security deposit
The agreement should state the deposit amount and the circumstances under which deductions can be made. Document the condition of the property at move-in with photographs or video, particularly existing damage, paint condition, fittings and meters.
Dealer commission
Clarify the dealer’s commission before finalizing the property. Do not wait until signing day to discover the expected amount. Also distinguish the dealer’s role from the landlord’s obligations; paying a commission does not replace the need to verify the tenancy and property details.
Rent increases and notice
The agreement should make the rent, payment date, duration, notice expectations and any agreed increase understandable. Avoid relying on “we will decide later” for terms that can materially affect your budget.
Do not let urgency remove verification
A desirable rental can move quickly, but pressure such as “send token immediately or lose it” is not a reason to skip identity, property and payment checks. A lost opportunity is cheaper than sending money into an unclear transaction.
