Choosing the right property type
Phase 8 has a mix of full houses, upper and lower portions, and apartments. A full house usually gives the most privacy but normally costs more and may leave you responsible for more maintenance. A portion can reduce the monthly rent, but ask whether the entrance, electricity meter, gas connection, water tank and parking are separate. For an apartment, confirm building maintenance charges, lift availability, backup power and parking before comparing the advertised rent with a house or portion.
Compare size and rent together
Do not compare properties only by the words “5 marla”, “7 marla” or “10 marla”. Two homes of the same plot size can differ considerably in covered area, age, condition, number of bedrooms and location within the phase. Use size as one filter, then compare bedrooms, bathrooms, condition, parking and monthly rent. A cheaper property can stop being cheap if it needs frequent water tankers, has high maintenance charges or creates a difficult daily commute.
Utilities matter before appearance
In Rawalpindi and Islamabad, utility questions can change the rental decision. Ask specifically about gas availability, water source and pressure, separate electricity meter, outstanding utility bills and any society or maintenance charges. If water comes from a bore, tanker or shared supply, understand the normal arrangement before paying a token. A newly painted house is not a substitute for reliable utilities.
Verify freshness before visiting
Rental inventory changes quickly. Confirm that the property is still available before travelling to see it, especially if the listing is several days old. Before paying
See the property, confirm who is authorized to rent it, understand the security deposit and advance rent, and get receipts for money paid. Record meter readings and photograph the property condition at handover. If a dealer is involved, clarify the commission before the deal rather than after it.
