Upper portion

An upper portion can offer more privacy from street activity and sometimes better light or roof access. The practical questions are stairs, water pressure, summer heat, parking and whether the entrance and meters are separate. Families with elderly members or mobility concerns should treat stair access as a major factor, not a minor inconvenience.

Lower or ground portion

A lower portion is easier to access and can feel cooler in hot weather, but ask who controls the driveway, lawn, main gate and parking. Noise from the upper portion and shared entrances can matter. Check for dampness or seepage, especially in older properties.

Full house

A full house generally provides the clearest privacy and control over parking and common spaces. In exchange, the rent is usually higher and the tenant may have more responsibility for upkeep. Large houses can also mean higher cooling, heating and maintenance costs.

Separate really means separate

Do not assume “separate portion” means separate everything. Confirm entrance, electricity meter, gas meter, water tank, pump, parking, roof access and servant space individually. These details should be settled before the agreement.
