Live Phase 8 plot asking prices

This table is calculated automatically from RentAHouse.pk's current approved, active and unexpired Phase 8 plot listings with numeric asking prices. It updates as listings are added, updated or expire.

Live RentAHouse.pk inventory. “Typical asking range” uses the 10th–90th percentile of current asking prices to reduce the effect of unusually low/high ads. Median is the middle asking price. These are asking prices, not completed transaction prices.

Phase 8 plot prices: external market reference

Recent October inventory, September market commentary and August price-index data broadly agree on the following order of magnitude. The wide ranges are real: block, possession, registry eligibility, development, street and plot characteristics can move two same-size plots far apart.

Plot sizeUseful current rangeRecent market average / centreWhat moves the price
5 Marlaabout PKR 36–110 lakhabout PKR 65–72 lakhRose/Zone areas can start lower; developed Safari Valley, L and M locations can be materially higher.

Buyer & seller taxes in 2026-27

For transactions from 1 July 2026, the federal property advance-tax structure changed materially. The separate higher “late filer” property category was removed; the key distinction is whether the person is on FBR's Active Taxpayers List (ATL).

TaxWho paysATL / filerNot on ATL
Section 236K
Advance tax on purchase
Buyer1.25% of fair market value10.5% up to PKR 5 crore
14.5% above 5 to 10 crore
18.5% above 10 crore
Section 236C
Advance tax on sale/transfer
Seller2.75% of consideration11.5%
Punjab stamp dutyNormally buyer / as documented1% under the 2026 Punjab change; the e-Stamp system calculates the amount for the actual deed.

Updated on: 27 October 2026. 236K/236C are advance income taxes, not the complete cost of a transaction. Capital gains tax, society charges, e-registration/registration, mutation and other property-specific charges can be separate. Use the actual e-Stamp/FBR challan for the final payable amount.

Phase 8 transfer fee: residential plots

The same Phase 8 residential transfer-fee schedule is reproduced by multiple long-running local Bahria property references. Treat it as a working estimate, not a final transfer statement, because Bahria can revise charges.

Plot sizePhase 8 transfer fee reference
5 MarlaPKR 45,000
6 MarlaPKR 57,000
7 / 8 MarlaPKR 67,500
10 MarlaPKR 90,000
1 Kanal / 20 MarlaPKR 113,000

Schedule date: January–April 2024; rechecked online 27 October 2026. Do not use the old tax percentages printed beside older transfer-fee schedules: federal 236K/236C rates changed in later Finance Acts. Ask Bahria for a fresh transfer statement before paying.

Possession + utility connection charges

This is one of the most consistently reproduced Phase 8 schedules. It is useful for budgeting because it separates possession from the one-time utility-connection amount.

Plot sizePossessionUtility connectionTotal
5 MarlaPKR 196,020PKR 152,896PKR 348,916
7 / 8 MarlaPKR 235,224PKR 288,803PKR 524,027
10 MarlaPKR 274,428PKR 458,687PKR 733,115
1 KanalPKR 431,244PKR 628,571PKR 1,059,815
2 KanalPKR 509,652PKR 849,420PKR 1,359,072
4 KanalPKR 705,672PKR 1,018,215PKR 1,723,887

Schedule date: January–April 2024; rechecked online 27 October 2026. These are historical/current-reference figures, not a claim that every plot still receives this exact bill in October 2026. Extra land, arrears, revised policy or plot-specific dues can change the payable amount.

What a PKR 1 crore purchase can cost before society charges

For a simple first estimate, if the taxable/fair-market value used for the transaction is PKR 1 crore and the buyer is on ATL:

ItemIllustrative amount
Buyer advance tax 236K @ 1.25%PKR 125,000
Punjab stamp duty @ 1%PKR 100,000
Subtotal of these two major chargesPKR 225,000

This example deliberately does not pretend to be the final transfer bill. Registration/e-registration, mutation, any local/provincial line generated by the challan, Bahria transfer fee, possession/utility dues and professional/dealer costs can sit on top.

DC valuation and FBR valuation

DC valuation, FBR valuation and seller asking price are different numbers. Punjab's DC valuation depends on exact location, land type, area and category. FBR separately maintains Rawalpindi immovable-property valuation tables; Rawalpindi's table was amended again in May 2026.

Updated on: 27 October 2026. For taxes and stamp calculations, use the valuation accepted by the relevant official system for that transaction rather than the asking price shown in an advertisement.

Electricity, gas, water & recurring utility costs

Phase 8 has Bahria's underground utility infrastructure and electricity distribution network. A NEPRA filing for Bahria Rawalpindi/Islamabad specifically includes Phases I–VIII and gives planning loads of about 5.0 kW for 5 Marla, 6.0 kW for 8 Marla, 6.6 kW for 10 Marla and 10.61 kW for 1 Kanal. These are network design/load figures, not monthly consumption.

What we can verify in 2026: Bahria Rawalpindi continues to issue resident notices for electricity/power, gas schedules and Phase 7–8 water supply. A Phase 7–8 water-supply announcement was posted 29 April 2026; a Rawalpindi gas schedule was posted 4 April 2026; and a temporary Rawalpindi gas outage notice was posted 10 September 2026. Summer water-filtration timings published in 2026 were 8:00 AM–12:00 PM and 5:00 PM–10:00 PM.
What we are not publishing as a fake “current rate”: we could not verify a dependable October 2026 Phase-8 residential per-unit electricity tariff, monthly water charge or size-based maintenance tariff from a current schedule. Online figures conflict and electricity billing has also been the subject of regulatory/resident disputes. Until a current bill/circular is verified, a made-up monthly figure would be worse than no figure.

Updated on: 27 October 2026. For a house purchase or rental, ask to see the latest electricity bill plus any water/maintenance bill for that exact property. That gives a much more reliable recurring-cost estimate than a society-wide number.

Approval and development status

Do not treat “Bahria Town Phase 8” as one blanket approval status. RDA's published material lists Bahria Town Phase VIII at Shahpur as partially approved, and RDA has issued notices concerning unauthorized booking/advertising in specified Phase VIII blocks. Verify the exact block and plot before paying token money.

Updated on: 27 October 2026.

Location, blocks and buying logic

Phase 8 is in Rawalpindi district and is too large to price as one uniform market. A useful comparison is always size + block + possession/development + exact street. For the same nominal size, corner, boulevard, back-open, extra land, level/solid land, registry eligibility and outstanding dues can materially change value.

Renting in Phase 8

Rental decisions are different from plot purchases: monthly rent, full house versus portion, active utility connections, maintenance, parking and day-to-day access matter more. Current RentAHouse inventory is linked below, while the older indexed rental guide remains a separate focused resource.

Frequently asked questions

Is Bahria Town Phase 8 in Islamabad or Rawalpindi?

Phase 8 is in Rawalpindi district. For legal, tax and valuation checks, use the exact Rawalpindi location rather than a broad twin-cities label.

Is all of Bahria Town Phase 8 approved?

No blanket assumption should be made for every block or extension. RDA material has described Phase VIII at Shahpur as partially approved and buyers should verify the exact plot and block before paying.

What taxes does a buyer pay in 2026-27?

For a buyer on the FBR Active Taxpayers List, advance tax under section 236K is 1.25% of fair market value. A non-ATL buyer pays 10.5%, 14.5% or 18.5% depending on the value band. Punjab stamp duty and transaction-specific provincial or society charges are separate.

What are the Phase 8 possession and utility connection charges?

The most consistently reproduced Phase 8 schedule we found lists combined possession and utility connection charges of Rs348,916 for 5 Marla, Rs524,027 for 7/8 Marla, Rs733,115 for 10 Marla and Rs1,059,815 for 1 Kanal. The underlying schedule is dated January-April 2024, so obtain a fresh plot-specific statement before payment.

Where can I check current Phase 8 asking prices?

Use live listings for the relevant plot size and block. Recent market references show very wide ranges because possession, development, block and exact location materially affect price.

Before paying: Verify the exact plot/property, ownership or authorized representative, current approval/possession status, transfer eligibility, outstanding dues and the fresh tax/transfer statement. Tables above are designed to give a useful first budget, not replace plot-specific due diligence.
